Apple’s New Office Lease at Waverock IT SEZ Highlights Hyderabad’s Rising Commercial Demand

Technology giant Apple has expanded its presence in Hyderabad by leasing more office space at Waverock IT SEZ in Gachibowli. This expansion strengthens Hyderabad’s role in Apple’s global technology and product development operations. It also shows that the city is becoming a top destination for high-value engineering and innovation projects.

Lease Expansion and Commercial Details

According to registration documents accessed by Propstack, Apple has leased an additional 57,000 square feet of office space at the Waverock IT SEZ campus. The starting monthly rent for this space is approximately ₹71.67 lakh. After this deal, Apple’s total development center area in Hyderabad has reached nearly 6.34 lakh square feet.

The lease agreement sets the rent at ₹125 per sq ft per month. This includes a warmshell rent of ₹74.18 and fit-out charges of ₹50.82. The contract also includes an annual rent increase of 4.77%. The lease period is five years and started from December 1. These terms show Apple’s long-term plan to grow its team and operations in Hyderabad.

Campus Ownership and Recent Expansion Activity

The Waverock IT SEZ campus is jointly owned by Xander Real Estate and Singapore’s sovereign wealth fund GIC. This is Apple’s second expansion at this campus in a short time. In September, the company had already leased 64,125 sq ft. This clearly shows fast business growth and rising space needs.

Hyderabad’s Strategic Role for Apple

Apple’s Gachibowli facility is its largest development center in India. It plays a key role in the company’s mapping and location-based services through Apple Maps. The center works on data modeling, geospatial technology, and location intelligence tools.

The facility was opened in 2016 by Apple CEO Tim Cook. Since then, it has become an important part of Apple’s global technology network.

What Apple’s Expansion Means for Hyderabad’s Real Estate Market

Apple’s continued investment in Hyderabad is a strong sign of business confidence in the city. When large global companies expand, they create more jobs and increase commercial activity. This also leads to higher demand for office space, housing, and commercial properties.

As a result, areas near IT corridors such as Gachibowli see better rental demand, higher property value growth, and stronger investor interest. This makes Hyderabad one of the most attractive real estate markets in India.
